Senior Management

Jeffrey L. Kittle

Jeffrey L. Kittle is responsible for directing the senior management team, strategic initiatives, new opportunities and financial results for Kittle Property Group and its 500 employees.  Jeff has been in the housing field for 20+ years, and is responsible for the ownership and management of 149 properties in 18 states. These developments, which include over 15,000 apartment homes and over 6,000 self-storage units, have utilized some form of conventional or government financing including housing tax credits and/or tax-exempt bond financing, the United States Department of Agriculture, HUD and the Federal Home Loan Bank. All totaled, HKP's portfolio represents more than $1.5 billion in investments. Kittle Property Group is the successor to companies that have been around since 1948 and has developed and managed multi-family homes for over 60 years.  The company develops, builds, owns, and manages rental housing and self-storage facilities in 18 states.  Kittle Property Group places great emphasis on human capital development, which is represented by an excellent team of highly experienced senior and mid-level leaders. With Jeff's help, the company was recognized as Affordable Housing Finance's 6th largest development firm, and the 11th largest owner. Over the last several years Jeff has been active within the apartment industry, including sitting on the steering committee for the National Association of Home Builders Housing Credit Group, the Affordable Housing Tax Credit Coalition, and Indiana Affordable Housing Council. Jeff is a member of the Young Presidents' Organization, Board Member of Kittle's Home Furnishings Center, Inc., Crew Carwash, Indianapolis Neighborhood Housing Partnership, Second Presbyterian Church Endowment Board, and the Indiana University Center for Real Estate. An Indianapolis native, Jeff graduated Phi Beta Kappa from Indiana University with a Bachelor of Arts degree. Later he attended Indiana University's Kelley School of Business where he earned his Master of Business Administration in Finance. Jeff also holds the Series 7, 24 and 63 securities licenses. Jeff is active in various community and civic organizations in Indianapolis where he lives with his wife and two daughters.

Robyn Eaton

Robyn joined Kittle Property Group in 2014. In her current role as Senior Vice President, Portfolio Management & Analysis, Robyn's primary responsibilities include managing relationships with third party managed assets, supporting revenue management, management of annual utility allowances & energy initiatives, monthly financial statement review, annual operating budget processes, identifying and implementation of portfolio initiatives and management of dispositions. Robyn has worked in the Multi-family Real Estate industry since 1992 and has managed assets and portfolios in Georgia and Indiana. She holds an Indiana Real Estate Sales and Brokers License. Robyn graduated from Purdue University in West Lafayette, Indiana with a Bachelor of Arts Degree in Communication. Robyn has been an active participant with the Ball State Residential Property Management School Advisory Board and is a member of the 2012 Hamilton County Leadership Academy and has served on the organization's Board of Directors since 2013.

Jeffrey R. Guzzi, CPA

Jeff oversees the Accounting, IT and HR teams, and leads the company in operations efficiencies. Since joining Kittle Property Group in 2007, Jeff has doubled the productivity of the Accounting Department, overseen the implementation multiple software systems to optimize the company's day-to-day business operations and has led the transformation towards a paperless office. Prior to joining us Jeff was the Senior Controller for HDG Mansur Capital Group, LLC and was responsible for all financial reporting and analysis, budget preparation, and accounting operations for HDG Mansur companies. Jeff also spent five years as a public accountant, followed by six years in corporate accounting as Accounting Supervisor of a national long-term healthcare provider, and Corporate Controller of a manufacturing company. He spent two years as a shareholder of Force Equipment Corporation, a manufacturer of road construction equipment. Jeff graduated from Purdue University with a Bachelor of Science degree in accounting, is a Certified Public Accountant, and a Chartered Global Management Accountant. Jeff is also a member of the Indiana CPA Society as well as the American Institute of Certified Public Accountants. He currently resides in Brownsburg with his wife and two daughters.

Angie Hug

Angie joined the Kittle Property Group team in 2014. As the Senior Vice President of Property Operations she oversees the Operations Support team. Her team works to improve engagement through creative virtual classroom experiences and webinar training, to maximize revenue and team member minutes by streaming and automating processes and seeking out the largest gap opportunities. She also oversees the daily protection of the assets through the EPP's, preventative maintenance and maintenance best practices. Her diverse team includes the Director of Maintenance, Receivables Specialist, Lead Management Specialist and Operations Trainer. Angie comes to us with over 20 years of property management experience. Her background includes overseeing a vast portfolio of communities ranging in size from 330 to 850 units, in addition to training, auditing and analyzing systems and procedures. Angie received a Bachelor of Science in management from Purdue University, graduating with distinction. She also actively supports Pathway to Recovery, an organization who has a mission to end homelessness and transform lives. In her free minutes, Angie enjoys time with family, hiking and writing.

Jay Kellogg

Jay is an Executive Vice President at Kittle Property Group, overseeing construction, purchasing and contract administration. The construction team manages site development, demolition, infrastructure utilities/ roadways, building construction and implements NGBS and other “green” construction practices. In addition construction along with purchasing, play a vital role in helping to develop project budgets and participate with the progression of the construction drawings. Prior to joining the company in 2007, Jay was the Director of Development at Beazer Homes in Brea, California. Jay was responsible for overseeing offsite entitlements, purchasing and contracting for all development, from initial land acquisition to project build-out. He also developed budgets, managed offsite development activities for 21 active communities and worked directly with state, local and federal agencies on encroachment type permits involving negotiations to get final agency approvals. Jay has also worked as Vice President of Construction Operations for Empire Land, LLC in Ontario, California. There he oversaw all aspects of land development for over 30,000 residential tract lots and established competitive bidding protocols throughout California, Nevada and Arizona. Jay is fluent in Spanish and attended Clarion State University in Pennsylvania with studies in Computer Science, Mathematics, and minor in Spanish and holds a Green Associate credential for LEED building practices. He holds certificates from GAP International in Leadership, Dave Ramsey's Entreleadership program, is a member of the National Association of Homebuilders and has worked with Caterpillar, Inc. on various sitework and landfill studies. Jay lives in Zionsville, Indiana with his wife Kelli. He and Kelli attend Eagle Church in Zionsville and enjoys small game hunting, deep sea fishing and spending time with his family and 5 grandchildren.

Pat O' Connor

Pat joined the company in July 2012 and is responsible for Kittle Property Group's transactional financing activities and equity sourcing through our Broker/Dealer - Kittle Capital Markets, LLC and its tax credit syndication arm, Eagle Capital Company LLC, raising money for multifamily real estate projects. Pat has over 35 years of experience in all aspects of real estate lending and equity finance. Prior to joining Kittle Property Group, he spent 16 years at House Investments as Director of Acquisitions. He was responsible for the origination of tax credit equity transactions, as well as preferred equity and mezzanine loan opportunities. Previous to House Investments, Pat spent 15 years with Banc One Mortgage Company/Banc One Capital Company as a Vice President of Originations and Underwriting for construction loans and permanent loans under the FHA, Fannie Mae, and Freddie Mac programs, as well as for Insurance companies. Pat has a BA in Economics from Indiana University and an MBA from the University of Indianapolis. He has also completed professional course work in real estate valuation through the American Institute for Real Estate Appraisers and holds the Series 7, 24 and 99 financial securities licenses.

Todd E. Sears, CFA®

Todd has been with Kittle Property Group since 2005 and serves as an Executive Vice President of Research, Policy & Strategy. He also serves as a member of the senior management team, and has held previous titles including Director of Finance, CFO, and EVP of Portfolio Management & Analysis. Todd was previously the Executive Vice President of the Indianapolis Neighborhood Housing Partnership (INHP) from 2000 through 2005 and prior to that worked in two areas of state government:  first in various positions at the Indiana Housing Finance Authority (IHFA, now known as the Indiana Housing and Community Development Authority), including Deputy Director, and second as the Executive Secretary of the Indiana State Board of Tax Commissioners. Todd received a Bachelor of Science in Finance from the Honors Program of the Business School at Indiana University and graduated with Distinction.  In 2002, he received a Masters in Economics from Indiana University (at I.U.P.U.I.).  In 2008, Todd earned the Chartered Financial Analyst designation from the CFA Institute.  He has served on the board of the Coalition for Homeless Intervention and Prevention (CHIP), the CFA Society of Indianapolis, and the Affordable Housing Advisory Council of the Federal Home Loan Bank of Indianapolis.  He currently serves as adjunct faculty at Butler University’s Andre B. Lacy School of Business, on the Finance Committee of New Hope of Indiana, and as a referee for US Rowing.

David Thompson

David Thompson, Executive Vice President & General Counsel, joined Kittle Property Group in 2002. David oversees our Legal Department, which is responsible for all legal issues for the company. David also serves as a member of the senior management team. David's areas of legal expertise include real estate development and finance, Section 42 tax credits, corporate law and commercial law. David has been practicing law in Indiana since 1997. Previously, David was an Associate at the firm of Ice Miller in Indianapolis, where he was a member of the Real Estate Department and represented developers and property owners on a variety of real estate transactions. Prior to that, David worked as an Associate at the firm of Wooden & McLaughlin in Indianapolis, where he represented lenders and property owners in real estate loans, real estate development, trademark issues and estate planning. David graduated Magna Cum Laude from Brigham Young University with a Bachelor of Arts degree in 1993 and earned his law degree from Columbia University in 1997. He is licensed to practice law in Indiana and is a member of the Indiana State Bar Association and the Association of Corporate Counsel. In his spare time, David volunteers for the Boy Scouts of America and Big Brothers Big Sisters and enjoys traveling, cooking, reading, camping and hiking with his family.

Mike Roderer

Mike joined Kittle Property Group in June 2005. In his role as SVP - Development, Mike oversees all aspects of the Organization's development pipeline with a focus on the strategic planning and execution of development and transactional activities. Mike's experience with the company includes the acquisition of more than 4,000 apartment homes totaling approximately $500M in total investment. Prior to his tenure at Kittle Property Group, Mike previously worked for a multifamily developer on the West Coast where he managed due diligence and participated in the closing of more than 30 acquisitions with a total investment exceeding $1B. Mike has a Bachelor of Science from Ball State University and is currently pursuing his Certified Commercial Investment Member (CCIM) designation. In his free time, Mike enjoys golfing, exercising, shooting sporting clays, and lives in Carmel with his two dogs.

Keisha Underwood

Keisha joined Kittle Property Group in 2014. In her role as Senior Vice President of Human Resources, Keisha is a member of the Senior Management Team. She is also responsible for leading the HR and Office Operations teams in the design, planning and roll-out of all HR initiatives. She leads a team of HR professionals in the areas of talent acquisition; employee relations; payroll and benefits; and learning and development. Previously, Keisha served as the Manager of HR and Office Operations for Suburban Health Organization for 14 years. The position required her to collaborate with the HR leaders at more than ten suburban hospitals in Central Indiana. Keisha is a graduate of Indiana University. She is also a SHRM Certified Professional (SHRM-CP). Outside of work, Keisha volunteers for several HR associations in Indianapolis such as IndySHRM, Indiana State HR Counsel and the Indiana HR Conference Committee.

Stephen A. Lavery, CPM®

Steve is responsible for our Apartment and Self-Storage group. Steve focuses on delivering financial results by developing strong teams to run our properties. Since joining Kittle Property Group in 2008, Steve has continually sought innovative ways to optimize performance and ROI through technology and training. He has also been responsible for growing the 3rd party management and receivership arm of our business. Previously, Steve was the Senior Vice President for Empirian Property Management, Inc. There he managed a business unit of 5,000 to 9,400 apartment units, focusing on revenue enhancement and cost control. He also played a key role in guiding the company through three mergers. Steve was also the Senior Vice President of Equity Residential (which merged with Empirian in 2006). In his role at Equity, Steve managed a business unit between 5,000 to 6,000 apartment units and assisted in the implementation of increased technological capabilities at properties, a divisional purchasing program, marketing initiatives and strategic plans for properties in challenging markets. Steve has earned a Bachelor of Science in Journalism and a Masters of Sports Administration/Facility Management, both from Ohio University. He is a Certified Property Manager (CPM) and sits on the Board of Directors for both the Indiana Apartment Association and the Residential Property Management Program at Ball State University. Steve is also on the Board for the IUPUI Athletics Club. In his spare time, he enjoys SCUBA diving, reading and BBQing with his family at the Indy 500.

Blake Blanch

Blake joined Kittle Property Group in 2016 as a Vice President, Capital. In his new role as Senior Vice President of Capital and Finance, LLC. Blake will provide support and guidance to the heads of Finance, GP Acquisitions, LP Exits/Property Dispositions and act as a liaison between them and Senior Management. Blake’s primary responsibilities include managing Eagle Capital Company, LLC., including their financing, tax credit equity, and proprietary tax credit fund, handling secondary Eagle Capital transactions, managing non-tax credit equity for Kittle Property Group sponsored market rate transactions, investment memorandum preparation, and working with HKP’s broker/dealer.

Previously, Blake spent nearly 20 years with a state housing finance authority including serving as their Chief Financial Officer, where he managed approximately 40 people with 3 direct reports, and oversaw all debt issuance, accounting, financial reporting, investor relations, and rating agency interactions.

Blake is a graduate of the following: Ball State University with a BS in Accounting, the Robert H. McKinney School of Law with a concentration in Taxation, and the Kelley School of Business with a Master’s degree in Business Administration. He is a Certified Public Accountant (Inactive) and a member of the Indiana Bar (Inactive) and holds the Series 7, 63, and 99 Securities Licenses.

Outside of work, Blake spends his free time with his family, coaching his son's academic teams, playing with his 2 dogs, and by cheering on the Colts, Pacers, and Purdue athletics.

Erika E. Scott

Erika joined Kittle Property Group in 2005. In her position as Vice President Development, she leads a team of Development Directors and Development Analysts focusing on the states of Indiana, Kentucky, Michigan, Ohio, Missouri, Oklahoma, Georgia, Colorado and Texas. Erika has lead our efforts in receiving allocations of over $16M in rental housing tax credits that resulted in over 1,900 affordable housing units. Additionally, Erika has lead teams that have either developed or acquired 1,400 affordable and 1,600 market rate housing units. Erika has also developed nine new self-storage facilities accounting for over 4,200 storage units, while also working on the expansion of two existing facilities.

In her position, Erika utilizes her knowledge and skill set obtained from her experience at the Indiana Housing Finance Authority (now known as the Indiana Housing and Community Development Authority), where she was the Allocation Manager. In this position, she was responsible for allocating over $25M in Federal and State funding, which allowed local units of government, for-profit and non-profit entities across the State of Indiana to complete affordable housing activities. The Federal funds included HOME Investment Partnerships Program (HOME) and Community Development Block Grant (CDBG).

Erika grew up on a farm in east central Indiana and graduated from Union County High School. She then earned her Bachelor's degree in Public Affairs from Indiana University's School of Environmental and Public Affairs. Butler University followed, where Erika earned her Master's of Business Administration (MBA).

Erika is active in the Junior League of Indianapolis, while also volunteering to teach young women financial literacy skills with Girls, Inc. She enjoys spending time with family which are still in Union and Fayette Counties, along with cheering on the IU and Butler basketball teams and Notre Dame football.

Vice President of Development

Steve Craver

Steve joined Kittle Property Group in 2017 initially as the Development Director responsible for Alabama and Louisiana. In 2018 he transitioned to Real Estate Closing Manager where his responsibilities include leading the team through post-allocation processes. These processes include, but are not limited to, the design phase, entitlements, closing with external financial parties and coordinating the projects through 8609s.

Previously, Steve worked for two national non-profit affordable housing providers and had key responsibilities in the development and/or acquisition of over 1,000 units in Louisiana post-Hurricane Katrina. Previous to this, he served in the finance department for a multi-state real estate company headquartered in New Orleans and was directly involved in over $200 million of mixed-use, mixed-income, and adaptive reuse/historic development.

Steve has a Bachelor of Arts in History and an MBA, both from the University of New Orleans.

Outside of work, Steve's interests include cars, sports, reading, and walking the family dog.

Real Estate Closing Manager

Caroline Kimmel

Caroline joined HKP in 2013. In her position as Development Director, she is responsible for expanding the development pipeline in Indiana, Michigan and Ohio through new construction, rehabilitation, and adaptive reuse opportunities. Her responsibilities consist of site identification, contract negotiation, financial deal structuring, local government and development partner coordination, and application submissions.

Caroline started with us as a Development Analyst and was partially responsible for 13 successful allocations in 8 states including IN, MI, OH, TX, CO, KY, WI and MO.  She worked through the entire development process from application submittal through obtaining 8609's throughout her time in this position.

Caroline earned her Bachelor of Science in Public Affairs with a focus in Legal Studies and Management from Indiana University, followed by her Masters of Urban and Regional Planning with a certificate in Real Estate Development from Ball State University College of Architecture & Planning.

In her free time, Caroline enjoys spending time with her husband, friends, family, dog and two cats.  She also enjoys cooking and being a devoted Hoosier fan.

Development Director - Indiana, Michigan & Ohio

Brenda Haddad

Brenda joined the HKP team in 2015. As Development Director, she is responsible for targeting areas in Kansas and Oklahoma for tax-credit development. This includes site selection, contract negotiation, developing relationships with cities and agencies as well as the underwriting of these projects.

Prior to coming to HKP, Brenda worked with Red-Wood Development out of Missouri. She learned the tax credit business from the ground up, starting with management accounting and moving to analyst and then to developer.

Brenda graduated, with honors, from the University of Phoenix with a Bachelor of Science in Accounting. She is a member of the Oklahoma Coalition for Affordable Housing, the Missouri Workforce Housing Association and the SW Missouri Home Builders Association.

Brenda's spare time is spent with by family including her grandson and twin granddaughters. She enjoys attending various sporting events and is a huge fan of the Royals and the Cardinals.

Development Director- Kansas and Oklahoma

Chris Miller

Chris joined Kittle Property Group in 2013. In his current role as Development Director, he leads the facilitation of HKP's expansion into residential development - specifically ground-up development of garden-style apartments nationally.  Chris interfaces with the company's executive team and coordinates with its functional departments such as Development, Architecture/Design & Construction, Legal, Finance, Management Operations and Marketing. Overall, he is responsible for the full-cycle of market rate apartment unit development and construction, from determining highest/best use of each site and determining ideal product through underwriting/design/execution/construction to final certificate of occupancy.

Chris joined the company as a Sr. Acquisitions Analyst in 2013. In his position, he was accountable for the successful acquisition of multi-family real estate transaction from inception through closing. Chris focused on preliminary underwriting/deal feasibility, financial statement and discount cash flow analysis, market research and the preparation of purchase agreements.  Prior to joining Kittle Property Group, Chris' focus was on national investment and acquisition strategies for a privately held development and management company. Working as a Land Acquisition Manager, he spent extensive time sourcing new acquisitions, preparing market analysis, financial underwriting and performing due diligence of market rate multifamily investments.

Chris received his Bachelor of Science from Cal State Pomona University with an emphasis in Real Estate and Finance.

Outside the office he enjoys an active lifestyle with his family and can frequently be found enjoying sports such as skiing, mountain biking, surfing, camping, hiking and fly fishing.

Development Director - Market Rate Properties

Jenice L. Myers

Jenice joined Kittle Property Group in 2006. As Director of Development Operations, she currently manages the company's initiatives with Not for Profit Partners, Federal and State Housing agencies, PHA's, community-based organizations, and other private and public agencies in the industry. In her role, Jenice leads our not-for-profit partners and their board members through the entire RHTC application process. Additionally, she specializes in RHTC application preparation, working with and training NFP's and local community groups, their boards and local municipalities. Jenice is also responsible for recruiting, onboarding, training and leading the team of Development Analysts. In that role she plays a key role in the mentorship and growth of Development Analysts, creating a strong bench for the Development Department that will address Department needs related to strategic market and pipeline expansion.

Jenice has nearly two decades of affordable housing and real estate experience, specializing in RHTC Allocations, RHTC Compliance, and U.S. Department of Housing and Urban Development's HCV, PBV and VASH programs. Before joining HKP, Jenice worked for the Indiana Housing and Community Development Authority in the Rental Housing Tax Credit Department. Her industry experience has given her a thorough understanding of the complex public/private relationships necessary to produce quality affordable housing.

Jenice holds a Bachelor's degree from Ball State University and Master of Science in Management from Indiana Wesleyan University. Noted certifications and trainings include; Professional Development Training: Senior Development Managers Certification, TaCC Tax Credit Compliance Training National Seminars Group; How to Motivate, Manage & Lead a Team, Fair Housing Summit; Affiliated Compliance & Consulting: AC&C Beyond the Basics. Jenice was a certified Volunteer for the 2012 Super Bowl Host Committee.

Outside of her career, Jenice enjoys spending quality time with her family & friends, serving as Vice Chair of the Board of Directors of Damien Center and volunteering in the community.

Janna Darmon

Janna joined Kittle Property Group in 2014. In her position as Senior Development Analyst, she is responsible for managing day-to-day development activities including financing applications, entitlements, due diligence and closing. Janna's region includes Alabama, Florida, Georgia, Louisiana, Maryland and Virginia. Some of her other responsibilities include site identification for multi-family housing development and financial underwriting.

Previously, Janna worked for a real estate development company in Springfield, Missouri that specialized in Low Income Housing Tax Credit development.

Janna earned her Bachelor's degree in Business Administration from Maryville University of St. Louis.

Outside of work, Janna enjoys spending time with her family and friends. She lives in Nixa, Missouri with her husband and son.

Andrew Taylor

Andrew Taylor joined Kittle Property Group in early 2020 as a Development Analyst. He is responsible for supporting development directors in underwriting, site acquisition, and due diligence from beginning to end of the deal cycle.

Previously, Andrew worked as an acquisitions intern with Buckingham Companies on their market rate investment team. Shortly after, worked for Birge & Held as a financial analyst that supported their affordable LIHTC development team.

Andrew is a recent graduate from the Kelley School of Business with a double major and a minor while having a concentration in commercial real estate. While earning his degree he established himself in comprehensive commercial real estate workshop and held executive positions in several clubs.  He is currently on the board for the IU real estate alumni association and member of REAL Indy.

Andrew enjoys pushing the boundaries mentally and physically by doing endurance events like GoRuck.
