Erika E. Scott

Erika joined Kittle Property Group in 2005. In her position as Vice President Development, she leads a team of Development Directors and Development Analysts focusing on the states of Indiana, Kentucky, Michigan, Ohio, Missouri, Oklahoma, Georgia, Colorado and Texas. Erika has lead our efforts in receiving allocations of over $16M in rental housing tax credits that resulted in over 1,900 affordable housing units. Additionally, Erika has lead teams that have either developed or acquired 1,400 affordable and 1,600 market rate housing units. Erika has also developed nine new self-storage facilities accounting for over 4,200 storage units, while also working on the expansion of two existing facilities. In her position, Erika utilizes her knowledge and skill set obtained from her experience at the Indiana Housing Finance Authority (now known as the Indiana Housing and Community Development Authority), where she was the Allocation Manager. In this position, she was responsible for allocating over $25M in Federal and State funding, which allowed local units of government, for-profit and non-profit entities across the State of Indiana to complete affordable housing activities. The Federal funds included HOME Investment Partnerships Program (HOME) and Community Development Block Grant (CDBG). Erika grew up on a farm in east central Indiana and graduated from Union County High School. She then earned her Bachelor's degree in Public Affairs from Indiana University's School of Environmental and Public Affairs. Butler University followed, where Erika earned her Master's of Business Administration (MBA). Erika is active in the Junior League of Indianapolis, while also volunteering to teach young women financial literacy skills with Girls, Inc. She enjoys spending time with family which are still in Union and Fayette Counties, along with cheering on the IU and Butler basketball teams and Notre Dame football. |

Steve Craver

Steve joined Kittle Property Group in 2017 initially as the Development Director responsible for Alabama and Louisiana. In 2018 he transitioned to Real Estate Closing Manager where his responsibilities include leading the team through post-allocation processes. These processes include, but are not limited to, the design phase, entitlements, closing with external financial parties and coordinating the projects through 8609s. Previously, Steve worked for two national non-profit affordable housing providers and had key responsibilities in the development and/or acquisition of over 1,000 units in Louisiana post-Hurricane Katrina. Previous to this, he served in the finance department for a multi-state real estate company headquartered in New Orleans and was directly involved in over $200 million of mixed-use, mixed-income, and adaptive reuse/historic development. Steve has a Bachelor of Arts in History and an MBA, both from the University of New Orleans. Outside of work, Steve's interests include cars, sports, reading, and walking the family dog. |

Caroline Kimmel

Caroline joined HKP in 2013. In her position as Development Director, she is responsible for expanding the development pipeline in Indiana, Michigan and Ohio through new construction, rehabilitation, and adaptive reuse opportunities. Her responsibilities consist of site identification, contract negotiation, financial deal structuring, local government and development partner coordination, and application submissions. Caroline started with us as a Development Analyst and was partially responsible for 13 successful allocations in 8 states including IN, MI, OH, TX, CO, KY, WI and MO. She worked through the entire development process from application submittal through obtaining 8609's throughout her time in this position. Caroline earned her Bachelor of Science in Public Affairs with a focus in Legal Studies and Management from Indiana University, followed by her Masters of Urban and Regional Planning with a certificate in Real Estate Development from Ball State University College of Architecture & Planning. In her free time, Caroline enjoys spending time with her husband, friends, family, dog and two cats. She also enjoys cooking and being a devoted Hoosier fan. |

Brenda Haddad

Brenda joined the HKP team in 2015. As Development Director, she is responsible for targeting areas in Kansas and Oklahoma for tax-credit development. This includes site selection, contract negotiation, developing relationships with cities and agencies as well as the underwriting of these projects. Prior to coming to HKP, Brenda worked with Red-Wood Development out of Missouri. She learned the tax credit business from the ground up, starting with management accounting and moving to analyst and then to developer. Brenda graduated, with honors, from the University of Phoenix with a Bachelor of Science in Accounting. She is a member of the Oklahoma Coalition for Affordable Housing, the Missouri Workforce Housing Association and the SW Missouri Home Builders Association. Brenda's spare time is spent with by family including her grandson and twin granddaughters. She enjoys attending various sporting events and is a huge fan of the Royals and the Cardinals. |

Chris Miller

Chris joined Kittle Property Group in 2013. In his current role as Development Director, he leads the facilitation of HKP's expansion into residential development - specifically ground-up development of garden-style apartments nationally. Chris interfaces with the company's executive team and coordinates with its functional departments such as Development, Architecture/Design & Construction, Legal, Finance, Management Operations and Marketing. Overall, he is responsible for the full-cycle of market rate apartment unit development and construction, from determining highest/best use of each site and determining ideal product through underwriting/design/execution/construction to final certificate of occupancy. Chris joined the company as a Sr. Acquisitions Analyst in 2013. In his position, he was accountable for the successful acquisition of multi-family real estate transaction from inception through closing. Chris focused on preliminary underwriting/deal feasibility, financial statement and discount cash flow analysis, market research and the preparation of purchase agreements. Prior to joining Kittle Property Group, Chris' focus was on national investment and acquisition strategies for a privately held development and management company. Working as a Land Acquisition Manager, he spent extensive time sourcing new acquisitions, preparing market analysis, financial underwriting and performing due diligence of market rate multifamily investments. Chris received his Bachelor of Science from Cal State Pomona University with an emphasis in Real Estate and Finance. Outside the office he enjoys an active lifestyle with his family and can frequently be found enjoying sports such as skiing, mountain biking, surfing, camping, hiking and fly fishing. |

Jenice L. Myers

Jenice joined Kittle Property Group in 2006. As Director of Development Operations, she currently manages the company's initiatives with Not for Profit Partners, Federal and State Housing agencies, PHA's, community-based organizations, and other private and public agencies in the industry. In her role, Jenice leads our not-for-profit partners and their board members through the entire RHTC application process. Additionally, she specializes in RHTC application preparation, working with and training NFP's and local community groups, their boards and local municipalities. Jenice is also responsible for recruiting, onboarding, training and leading the team of Development Analysts. In that role she plays a key role in the mentorship and growth of Development Analysts, creating a strong bench for the Development Department that will address Department needs related to strategic market and pipeline expansion. Jenice has nearly two decades of affordable housing and real estate experience, specializing in RHTC Allocations, RHTC Compliance, and U.S. Department of Housing and Urban Development's HCV, PBV and VASH programs. Before joining HKP, Jenice worked for the Indiana Housing and Community Development Authority in the Rental Housing Tax Credit Department. Her industry experience has given her a thorough understanding of the complex public/private relationships necessary to produce quality affordable housing. Jenice holds a Bachelor's degree from Ball State University and Master of Science in Management from Indiana Wesleyan University. Noted certifications and trainings include; Professional Development Training: Senior Development Managers Certification, TaCC Tax Credit Compliance Training National Seminars Group; How to Motivate, Manage & Lead a Team, Fair Housing Summit; Affiliated Compliance & Consulting: AC&C Beyond the Basics. Janna Darmon

Janna joined Kittle Property Group in 2014. In her position as Senior Development Analyst, she is responsible for managing day-to-day development activities including financing applications, entitlements, due diligence and closing. Janna's region includes Alabama, Florida, Georgia, Louisiana, Maryland and Virginia. Some of her other responsibilities include site identification for multi-family housing development and financial underwriting. Previously, Janna worked for a real estate development company in Springfield, Missouri that specialized in Low Income Housing Tax Credit development. Janna earned her Bachelor's degree in Business Administration from Maryville University of St. Louis. Outside of work, Janna enjoys spending time with her family and friends. She lives in Nixa, Missouri with her husband and son. |

Jessica Mullins

Jessica Mullins joined Kittle Property Group in July of 2019. In her role as Development Director, she is responsible for expanding the HKP portfolio in the state of Texas. Jessica interfaces with the company's executive team and coordinates with its functional departments such as Development, Architecture/Design & Construction, Legal, Finance, Management Operations and Marketing. Prior to joining the company Ms. Mullins worked as a non-profit developer in Texas. She has also worked in real estate advisory serving municipal clients at a global real estate consulting firm and as a commercial real estate relationship manager at a large financial institution. Jessica earned her Bachelor of Business Administration in Finance from the University of Texas at Austin Red McCombs School of Business. Outside of work, Jessica enjoys spending time with her husband and children and can frequently be found BBQing poolside. |

Gabrielle Rubenstein

Gabrielle joined Kittle Property Group in early 2020 as a Development Analyst. In her role, she assists the development directors throughout the life cycle of the development process, including proforma creation, due diligence, and site selection.
Gabrielle previously worked on the development team with Stenz Corporation in Indianapolis.
Gabrielle graduated from Indiana University in 2014 with a bachelor's degree, while at the same time being a member of the varsity tennis team and being named a Big Ten Distinguished Scholar. She received her Masters in Finance from Indiana University in 2018.
Outside of HKP, Gabrielle is involved with the Urban Land Institute, serving on the Programming Committee as well as the Young Leader's Group Committee. In addition, she is on the Development Committee for RecycleForce, a local non-profit that recycles electronics and employs formerly incarcerated individuals.
In her free time, Gabrielle likes to spend time with her family, play tennis, and read. |

Andrew Taylor

Andrew Taylor joined Kittle Property Group in early 2020 as a Development Analyst. He is responsible for supporting development directors in underwriting, site acquisition, and due diligence from beginning to end of the deal cycle. Previously, Andrew worked as an acquisitions intern with Buckingham Companies on their market rate investment team. Shortly after, worked for Birge & Held as a financial analyst that supported their affordable LIHTC development team. Andrew is a recent graduate from the Kelley School of Business with a double major and a minor while having a concentration in commercial real estate. While earning his degree he established himself in comprehensive commercial real estate workshop and held executive positions in several clubs. He is currently on the board for the IU real estate alumni association and member of REAL Indy. Andrew enjoys pushing the boundaries mentally and physically by doing endurance events like GoRuck. |
